A strata railing replacement is not a standard fabrication and install job. For buildings up to about 80 units, we deliver the project as prime contractor. For larger high-rise towers with complex access requirements, we partner with restoration general contractors experienced in swing-stage and rope access work.

Steps 1 to 3

Initial site walk with the strata council and property manager. Structural engineer engagement, design, load calculations, connection details, and preliminary drawings. Test removal on 2 to 3 representative units to assess actual anchor point conditions and substrate repairs needed.

Steps 4 to 6

Approval and fabrication

Detailed quote covering per-unit cost, contingency, schedule, and resident communication plan. Strata council and owner approval, special levy if required. Permit submission with engineer's sealed drawings. Full-building fabrication in the shop, typically 8 to 16 weeks.

Steps 7 to 8

Installation and close-out

Phased on-site installation, typically 4 to 8 units per week, with resident notification going out 2+ weeks before each phase. Final walk-through, cleanup, close-out documentation package for strata records including as-builts, engineer's letter, weld certifications, warranties, and maintenance schedule.

BCBC requirements

Guard loading on Part 3 buildings

Multi-unit residential and commercial buildings are subject to higher guard loads than single-family residential.

Part 3 of the BC Building Code applies to most multi-unit residential buildings over 600 m² and three storeys, and to all commercial occupancies. Guard requirements step up from the Part 9 (single-family residential) load:

  • Top rail horizontal load: 0.7 kN/m (versus 0.5 kN/m for Part 9 residential). Up to 1.5 kN/m on assembly occupancies (BCBC 4.1.5.14)
  • Concentrated load: 0.9 kN at any point on the top rail
  • Infill load: 0.5 kN over 100 × 100 mm (same as residential)
  • Guard height: 1,070 mm minimum in almost all occupancy types
  • Sphere test: 100 mm sphere must not pass through infill (current standard)

The higher top rail load drives heavier post sections, larger concrete anchors, or tighter post spacing compared to residential work. Engineering review is not optional, it is required for permit submission on Part 3 buildings.

We coordinate with the property manager on 2 to 4 weeks advance notice to each owner before their unit is scheduled.
