Canopy structures are part of almost every modern build in Metro Vancouver. We fabricate them to survive the climate and look the way the architect drew them.

A canopy structure is a freestanding or building-mounted steel frame that supports a roof surface over an entrance, walkway, patio, or outdoor workspace. Done well, it reads as a deliberate part of the architecture. Done badly, it sags at the leading edge, pools water at the connection, and rusts at every weld within five years. In Metro Vancouver, with our rainfall, seismic requirements, and snow loads on the North Shore and Sea-to-Sky corridor, canopy engineering is not optional.

What it takes to build a canopy that survives in Vancouver

Three environmental loads drive canopy engineering in Metro Vancouver: wind, snow, and seismic. Each one affects how the steel is sized and connected.

Wind load

40 to 55 psf design wind pressure

Metro Vancouver canopies are typically engineered for a 1-in-50-year wind speed around 26 m/s, translating to 40 to 55 psf of design pressure depending on exposure. Coastal properties in West Vancouver, Deep Cove, and Horseshoe Bay see higher exposure factors. Wind uplift on the leading edge of a cantilever canopy is the critical case, the connection has to hold down as well as hold up.

Snow load

33 psf Vancouver, 160+ psf Whistler

Ground snow load in Burnaby, Vancouver, and Richmond sits around 1.6 kPa (33 psf), adjusted for roof slope and exposure. The Sea-to-Sky corridor climbs quickly, Squamish is about 3 kPa, Whistler over 6 kPa. Snow accumulation against a building at a canopy creates drift loads that can be significantly higher than uniform snow. The engineer pulls the exact values from the climatic data table per NBC 2020.

Connection and anchor detailing

Vancouver's seismic zone means canopy connections have to transfer horizontal loads during an earthquake without failing. That usually means heavier base plates, more anchors, and welded rather than bolted connections at the host structure. The engineer specifies every connection, and the shop fabricates to the sealed drawing.

Residential entry canopy, cantilevered: typical 6 to 10 ft projection over a front door, welded steel frame with standing seam or glass roof, hot-dip galvanized and powder-coated. Engineering and permit coordination included.

Residential entry canopy, column-supported: larger projection with one or two columns, often designed as a covered patio entry. Scope includes columns, base plates, and foundation coordination.

Covered walkway, 20 to 40 ft span: multiple bays with columns, continuous roof surface, and integrated drainage. Common on institutional projects (schools, community buildings) and multi-family entries.

Porte-cochère, commercial or luxury residential: engineered drive-through canopy with high clearance and large spans. Hotels, hospitals, high-end residential driveways.

Architectural glass-top canopy: steel frame supporting laminated glass panels. Popular on luxury modern homes and storefronts where light transmission is a design priority.

Commercial retail or storefront canopy: smaller span but more finishing work for visible locations. Integrated lighting and signage provisions add to base scope.

Every quote includes engineering coordination, shop drawings, steel fabrication, finishing, and installation. Permit processing and any host-structure reinforcement scope is itemized separately because it varies so much by project. For a site-specific number, request a quote.

Finishes

How we finish canopies for the Vancouver climate

The finish is the second half of a canopy's lifespan. Metro Vancouver's rainfall is unforgiving on any steel that is not properly protected. Our default spec is a duplex system: hot-dip galvanizing for base corrosion protection, then powder coating for colour and UV resistance. This combination is dramatically more durable than paint over raw steel and is essentially maintenance-free for 25 to 30 years.

  • Powder coating over galvanizing in any RAL colour, matte black and bronze are the most common
  • 316 stainless fasteners for all visible hardware to prevent streak corrosion

The process

From site visit to installed canopy

Canopy projects move through a predictable sequence. Here is what each stage looks like when we run it.

1. Site visit and design review. We visit the site, take measurements, review architectural drawings if they exist, and discuss design intent. For retrofit projects, we inspect the host structure to identify reinforcement requirements. Free for Metro Vancouver residential and commercial projects.

2. Quote. Written quote within 3 to 5 business days covering design, engineering coordination, fabrication, finishing, and installation. We itemize the scope so you can see what is included and what is not.

3. Structural engineering. Once the design is approved, a registered P.Eng. produces the sealed structural drawings. Load calculations, member sizing, connection details, and foundation requirements. Engineering is typically 2 to 3 weeks.

4. Shop drawings. We produce fabrication drawings based on the engineered design, coordinated with architect and GC. Changes at this stage have no cost impact. Shop drawings run 1 to 2 weeks.

5. Fabrication. Steel is cut, welded, and assembled at our Burnaby shop under C.W.B. supervision. Then out to hot-dip galvanizing and back for powder coating. Total fabrication time: 3 to 5 weeks.

6. Installation. Crews handle site installation with crane support where required. A residential entry canopy is typically a 1 to 2 day install. Larger walkway and commercial canopies run 3 to 7 days.

Do I need an engineer for a steel canopy in BC?

Yes. Any structural canopy in British Columbia needs a sealed drawing from a registered structural engineer (P.Eng.) before a building permit is issued. The engineer sizes the steel framing, designs the connection to the host building or foundation, and specifies the wind, snow, and seismic loads per BC Building Code. Engineering fees are billed by the structural engineer directly and vary by scope. We coordinate directly with structural engineers during the design phase so the stamped drawings are ready when the permit application goes in.

What is the snow load requirement for canopies in the Lower Mainland?

Metro Vancouver canopies are designed for a ground snow load of 1.6 to 2.0 kPa (roughly 33 to 42 psf), with roof shape and exposure factors applied per NBC 2020 Division B. Burnaby, Vancouver, Richmond, and Coquitlam sit in a similar range. North Vancouver, West Vancouver, Port Moody, and Squamish carry higher loads depending on elevation. Whistler is much higher, around 6 to 8 kPa. The engineer pulls the exact design snow load from the climatic data table for your municipality before sizing the steel.

How long does it take to build and install a steel canopy?

From engineering approval to installed canopy, expect 6 to 12 weeks total. Engineering and shop drawings run 2 to 3 weeks. Steel fabrication and galvanizing or powder coating take 3 to 5 weeks. On-site installation is typically 1 to 3 days for a residential entry canopy and 3 to 7 days for larger commercial or multi-column structures. Permit processing time is separate and depends on the municipality, Burnaby and Vancouver currently run 4 to 10 weeks for a canopy permit.

Can a canopy be cantilevered off the building with no columns?

Yes, within limits. Cantilevered canopies project out from the building without ground-supported columns, which keeps the entry or walkway visually clean. Typical residential cantilevers run 4 to 8 ft of projection; heavier sections can push to 10 to 12 ft. Beyond that, either the connection to the host structure becomes very heavy or a column is more practical. Cantilever canopies require a structural connection back into the building frame, that means coordinating with the framing crew early, because you cannot retrofit a heavy cantilever into a wall that was not designed for it.

What materials are best for canopy structures in Vancouver weather?

Hot-dip galvanized mild steel is the default for Metro Vancouver exterior canopies because it handles the wet climate without surface rust for 30+ years. Powder coating is applied over the galvanizing for colour and finish, a duplex system that is significantly more durable than paint alone. For architectural canopies where appearance matters most, grade 316 stainless steel is used for fasteners, brackets, and visible trim to prevent streak corrosion. Aluminum is an option for lighter projection canopies but costs more and handles impact loads differently. Raw weathering steel (Corten) is occasionally specified for industrial or heritage applications.

What roof options work with a steel canopy frame?

The steel frame is the structural part, the roof surface on top is selected for weather, light transmission, and appearance. The common choices in Metro Vancouver: standing seam metal roofing for a monolithic look, tempered or laminated glass panels for light-through entry canopies, polycarbonate for economical light-transmitting options, standing-seam zinc or copper for high-end heritage projects, and flat membrane roofing on canopies with very low slopes. Glass canopies have become popular on luxury residential projects in West Vancouver and the North Shore because of how they handle natural light.

Can a canopy have integrated downspouts and gutters?

Yes, and for Metro Vancouver it is strongly recommended. Rainwater volume in our climate is high enough that any canopy over 20 sq ft of roof area should have a managed drainage path, either an internal gutter that discharges through a downspout in a column or a scupper off the low side of the canopy. We design drainage as part of the canopy detailing so there is no separate gutter installation later. For entry canopies over doors, drainage is functional, it keeps rainwater off visitors and keeps splash back off the building envelope.

Can I add lighting, heating, or signage to a steel canopy?

Yes. Integrated LED lighting, recessed downlights, and perimeter linear fixtures are all commonly built into canopy structures during fabrication. Electrical rough-in goes through the steel members, with exit points machined at fixture locations. For commercial canopies, heaters, speakers, and illuminated signage can all be integrated. Planning these additions during shop drawings is essential, retrofitting fixtures into an installed canopy is much more expensive than building the provisions in from the start.

How are canopies attached to older Vancouver homes?

For older wood-framed homes in Vancouver, Burnaby, and the North Shore, a retrofit canopy usually requires reinforcement of the host framing at the connection point. That can mean sistering joists, adding a ledger beam, or installing a structural steel back-plate that spreads the load across multiple studs. The engineer inspects the existing framing during design and specifies the reinforcement. We handle the reinforcement as part of the installation scope so it is not dropped on the general contractor or homeowner.

Do canopies require a separate building permit in Burnaby or Vancouver?

Yes, in almost every case. Both Burnaby and the City of Vancouver require a building permit for a structural canopy, whether residential or commercial. The permit application includes the sealed structural drawings, a site plan, and energy and envelope coordination for connections through the building envelope. We provide the complete package to the owner or architect so the permit application is ready to submit. For heritage designated properties, additional heritage review may apply.

Do you build canopies for commercial properties and strata buildings?

Yes. We fabricate and install commercial entry canopies for office buildings, retail storefronts, and hospitality properties, plus larger covered walkway and porte-cochère structures for hotels, schools, and multifamily buildings. For strata buildings, we coordinate with property management and engineering consultants on replacement canopies where original structures have corroded or failed. Commercial canopies follow the same C.W.B. fabrication standards as residential, the difference is in scale, engineering scope, and site coordination.
