The Kelowna context
Kelowna is the largest city in the Okanagan, and two local conditions, the semi-arid climate and the wildfire-interface hillsides, shape the metalwork brief.
Kelowna's residential market is one of the strongest in the Interior for architectural metalwork. Lakefront homes along Okanagan Lake, wine-country estates in the surrounding benches, and hillside custom builds in Upper Mission, Wilden, and Kettle Valley all support the kind of feature staircases, frameless glass railings, and entry canopies we build for the North Shore and Whistler. The budgets here carry architectural ambition.
The climate is semi-arid. Kelowna averages roughly 706 mm of precipitation a year with hot summers and strong UV off the lake and the open valley. As in Kamloops, that means corrosion is a smaller threat than coastal salt air, while UV fade and thermal movement on long exterior runs are larger ones. We spec UV-stable finishes and detail expansion into long railings and structural runs.
And then there is fire. Several of Kelowna's hillside-margin neighbourhoods sit in wildfire-interface zones, and that changes what materials belong on a house. It is the condition that makes steel more than an aesthetic choice here.
Wildfire-interface metalwork
On a wildfire-interface lot, every exterior material is either a fuel source or it is not. FireSmart BC guidance for homes in these areas calls for non-combustible exterior materials, and steel meets that standard cleanly.
A steel deck rail, a steel driveway gate, a steel fence along the property line, each removes combustible material right at the structure and along the approach embers travel. For homeowners in Upper Mission, Clifton, Wilden, and Crawford Estates, that is a practical reason to choose steel over wood or composite, not just a design preference.
Residential metalwork
Most of our Kelowna residential work is on the lakefront and the hillside benches, Lower and Upper Mission, Wilden, Kettle Valley, and McKinley Beach.
Staircases
Okanagan lakefront and hillside homes are built around the view, and the staircase is often the interior centrepiece. Mono stringer and feature stairs with hardwood treads and steel-and-glass railings suit these open-plan homes. Each stair is fabricated to C.W.B. CSA W47.1 standards and quoted per project.
Railings
Frameless glass and cable railings keep the lake and valley in frame on a view lot. On wildfire-interface properties, steel guardrails and deck rails add a non-combustible benefit that glass and cable systems on steel posts also share. UV-stable finishes hold colour through Okanagan summers.
Gates and canopies
Larger lots on the Kelowna benches and in wine country support driveway gate installations, and steel entry canopies add covered space that handles sun and the occasional heavy Okanagan storm. Steel gates and fences double as a wildfire-smart choice on interface lots.
Commercial and institutional
The Interior Health stairs at Kelowna General Hospital are a direct example of the institutional work that fits our Burnaby-to-Okanagan model.
Hospital stair work carries requirements a home project does not, egress stairs are part of the life-safety system, the welding documentation has to satisfy the project spec, and the install fits around an operating facility. Structural steel
Structural steel is the scope least affected by the distance from Burnaby. Beams, columns, connections, and canopy frames are detailed and fabricated complete in the shop, then delivered to Kelowna and set on site. Residential structural steel in Kelowna includes beam-and-column packages for the hillside and lakefront custom homes, steel for load-bearing wall removals, and pergola and carport frames. Everything is engineered to local snow and seismic data per the BC Building Code climatic information, the Interior seismic demand is lower than the coast, but connections are still detailed to CSA W47.1.
As with any project at this distance, locking the fabrication drawings early keeps the single install trip clean. There is less room to absorb a late change when the shop is four hours away.
