Custom metal fabrication in Kelowna

Custom staircases, railings, gates, canopies, and structural steel for Kelowna homes, businesses, and institutions, including non-combustible steel for wildfire-interface properties. Fabricated at our C.W.B. certified Burnaby shop and installed across the Okanagan, the same shop that built the stairs for Interior Health at Kelowna General Hospital.

The Kelowna context

Lakefront luxury, hillside builds, and a real wildfire factor

Kelowna is the largest city in the Okanagan, and two local conditions, the semi-arid climate and the wildfire-interface hillsides, shape the metalwork brief.

Kelowna's residential market is one of the strongest in the Interior for architectural metalwork. Lakefront homes along Okanagan Lake, wine-country estates in the surrounding benches, and hillside custom builds in Upper Mission, Wilden, and Kettle Valley all support the kind of feature staircases, frameless glass railings, and entry canopies we build for the North Shore and Whistler. The budgets here carry architectural ambition.

The climate is semi-arid. Kelowna averages roughly 706 mm of precipitation a year with hot summers and strong UV off the lake and the open valley. As in Kamloops, that means corrosion is a smaller threat than coastal salt air, while UV fade and thermal movement on long exterior runs are larger ones. We spec UV-stable finishes and detail expansion into long railings and structural runs.

And then there is fire. Several of Kelowna's hillside-margin neighbourhoods sit in wildfire-interface zones, and that changes what materials belong on a house. It is the condition that makes steel more than an aesthetic choice here.

Wildfire-interface metalwork

Non-combustible steel where it counts

On a wildfire-interface lot, every exterior material is either a fuel source or it is not. FireSmart BC guidance for homes in these areas calls for non-combustible exterior materials, and steel meets that standard cleanly.

A steel deck rail, a steel driveway gate, a steel fence along the property line, each removes combustible material right at the structure and along the approach embers travel. For homeowners in Upper Mission, Clifton, Wilden, and Crawford Estates, that is a practical reason to choose steel over wood or composite, not just a design preference.

  • Non-combustible steel guardrails and deck railings
  • Steel driveway and pedestrian gates
  • Steel fencing along property lines and approaches
  • Steel structures and canopies in place of combustible framing

Residential metalwork

Staircases, railings, and gates for Kelowna homes

Most of our Kelowna residential work is on the lakefront and the hillside benches, Lower and Upper Mission, Wilden, Kettle Valley, and McKinley Beach.

Staircases

Feature and mono stringer stairs

Okanagan lakefront and hillside homes are built around the view, and the staircase is often the interior centrepiece. Mono stringer and feature stairs with hardwood treads and steel-and-glass railings suit these open-plan homes. Each stair is fabricated to C.W.B. CSA W47.1 standards and quoted per project.

Railings

Glass, cable, and non-combustible steel

Frameless glass and cable railings keep the lake and valley in frame on a view lot. On wildfire-interface properties, steel guardrails and deck rails add a non-combustible benefit that glass and cable systems on steel posts also share. UV-stable finishes hold colour through Okanagan summers.

Gates and canopies

Entry gates and steel canopies

Larger lots on the Kelowna benches and in wine country support driveway gate installations, and steel entry canopies add covered space that handles sun and the occasional heavy Okanagan storm. Steel gates and fences double as a wildfire-smart choice on interface lots.

Commercial and institutional

Institutional steel, starting with Kelowna General

The Interior Health stairs at Kelowna General Hospital are a direct example of the institutional work that fits our Burnaby-to-Okanagan model.

Hospital stair work carries requirements a home project does not, egress stairs are part of the life-safety system, the welding documentation has to satisfy the project spec, and the install fits around an operating facility. Our Interior Health stair project at Kelowna General is exactly that kind of scope, and it anchors our commercial work in the Okanagan.

Kelowna's growth drives steady commercial and institutional demand, UBC Okanagan, the downtown and Pandosy density, and the health and education sectors all generate stair, railing, and structural steel scopes. Misc. steel, access platforms, egress stairs, equipment guards, mezzanines, travels well from a Burnaby shop because it is fabricated complete and installed in a planned mobilization.

Our C.W.B. certification to CSA W47.1 covers the structural and non-structural welding the spec requires, verified at inspection the same way in Kelowna as in Burnaby.

Structural steel

Structural steel for Okanagan sites

Structural steel is the scope least affected by the distance from Burnaby. Beams, columns, connections, and canopy frames are detailed and fabricated complete in the shop, then delivered to Kelowna and set on site. The quality of a structural package is decided before it leaves Burnaby, accurate shop drawings, clean connections, certified welds.

Residential structural steel in Kelowna includes beam-and-column packages for the hillside and lakefront custom homes, steel for load-bearing wall removals, and pergola and carport frames. Everything is engineered to local snow and seismic data per the BC Building Code climatic information, the Interior seismic demand is lower than the coast, but connections are still detailed to CSA W47.1.

As with any project at this distance, locking the fabrication drawings early keeps the single install trip clean. There is less room to absorb a late change when the shop is four hours away.

Why work with us

A certified Burnaby shop with delivered Okanagan work

We are a C.W.B. certified Burnaby fabricator that already has Kelowna hospital work on the board, and a clear view of which Kelowna projects we are the right fit for.

We will be straight about it: a small one-day job is hard to justify on a four-hour drive, and we will say so. Where we earn our place in Kelowna is on the scopes that reward shop fabrication and a planned install, feature staircases, institutional stairs, structural steel, wildfire-interface steel packages, and larger custom-residential work.

The Interior Health stairs at Kelowna General are the proof, a real, delivered project for one of the province's seven regional health authorities, fabricated in Burnaby and installed in Kelowna. It is the template for how we work across the Okanagan.

And the specification is matched to Kelowna: UV-stable finishes for the climate, non-combustible steel for the wildfire-interface hillsides, and engineering to local snow and seismic data. That is the difference between a fabricator who understands the Okanagan and one who ships a coastal spec inland.

FAQs

Common questions about metalwork in Kelowna

Answers to the questions we hear most often from Kelowna homeowners, contractors, and facility managers.

Does Jeff and Simon Ironworks serve Kelowna, BC?

Yes. We fabricate custom metalwork at our C.W.B. certified Burnaby shop and deliver and install across Kelowna, Lower and Upper Mission, Glenmore, Rutland, Wilden, Kettle Valley, and the lakefront and hillside neighbourhoods. We delivered the stairs for Interior Health at Kelowna General Hospital. We handle staircases, railings, gates, canopies, structural steel, and miscellaneous metals for residential, commercial, and institutional projects.

Is steel a good choice for Kelowna wildfire-interface properties?

It is one of the strongest choices available. Steel railings, gates, fences, and structures are non-combustible, which matters on the hillside-margin neighbourhoods, Upper Mission, Wilden, Clifton, Crawford Estates, that sit in wildfire-interface zones. FireSmart guidance for homes in these areas calls for non-combustible exterior materials, and steel meets that standard where wood and composite do not. A steel gate, fence, or deck rail removes a fuel source right at the structure.

How does the Okanagan climate change the metalwork specification?

Kelowna is semi-arid, roughly 706 mm of precipitation a year, hot summers, and intense UV off the valley and Okanagan Lake. Salt-driven corrosion is not the concern it is on the coast, so the priority shifts to UV-stable powder-coat finishes that hold colour, and to thermal-movement detailing on long exterior runs that bake in summer sun. For lakefront properties, we still spec corrosion-resistant hardware where spray and humidity are a factor.

How does the distance from Burnaby work for a Kelowna project?

We detail and fabricate the steel in Burnaby under C.W.B. supervision, then deliver finished assemblies to Kelowna, about a 4 hour drive via the Coquihalla and Highway 97, and send an installation crew. That model fits the larger custom-residential, commercial, and institutional scopes Kelowna generates. Accurate drawings and dimensions are planned in advance, since the shop is not a short drive away.

What kinds of Kelowna projects do you take on?

Lakefront and wine-country custom homes with feature staircases, glass and cable railings, and entry canopies; institutional and commercial steel like the Interior Health stairs at Kelowna General Hospital; and non-combustible steel railings, gates, and fences for wildfire-interface properties. We focus on scopes where shop fabrication and a planned install make sense at this distance.
