Glass railings have one job on a Kelowna lakefront or hillside lot: keep the Okanagan Lake and valley in frame. Across Lower and Upper Mission, Wilden, and Kettle Valley, semi-frameless and frameless glass guards are the default on decks, stairs, and balconies that face the water. We fabricate the steel posts, base shoe, and hardware at our Burnaby shop and install in Kelowna as a planned trip. The semi-arid Okanagan climate is kind to railing hardware, without coastal salt air, standard stainless or powder-coated posts hold up well, though lakefront properties get corrosion-resistant hardware where spray and humidity are a factor. Where the view railing matters most, glass keeps it unbroken; where the lot sits in a wildfire-interface zone, a steel-framed glass or a solid steel guard adds a non-combustible benefit.

Climate
Design snow load for Kelowna is roughly 1.9 kPa ground. Coastal exposure is none. Interior seismic zone, Okanagan valley; connections detailed per CSA W47.1. These are the numbers the engineer pulls when sizing steel for a glass railings here.
Permits
City of Kelowna requires building permits for structural work, new stairs, and guardrails. Properties in wildfire-interface development permit areas carry additional FireSmart-driven requirements, confirm with the Kelowna development services department.

Process
1. Site visit and measurement. Measurements, mounting condition review, glass panel layout planning.
2. Engineering for load. Glass panel thickness and hardware spec sized for guard loads per BC Building Code.
3. Shop drawings. Panel layout, post placement, hardware schedule, finish details.
4. Fabrication. Steel posts and top rails fabricated at our Burnaby shop. Glass panels templated and ordered from local tempered-glass fabricators.
5. Finishing. Hot-dip galvanizing + powder coat on exterior steel. Brushed or mirror stainless on hardware per spec.
6. Installation. Post installation, glass panel setting, hardware tightening, and final code-compliance check (1,070 mm residential / 1,100 mm commercial).

Lakefront properties get corrosion-resistant stainless hardware where lake spray and humidity reach the railing. For inland hillside lots in the semi-arid Okanagan, standard stainless or powder-coated steel posts perform well, the marine-grade upgrade coastal projects need is usually unnecessary away from the water.
Any guard change affecting the structure or load path needs a City of Kelowna building permit and engineered drawings. A like-for-like glass replacement without structural change often does not, confirm scope with the Kelowna development services department before ordering glass.
A steel-framed glass system or a solid steel guard is non-combustible, which matters on Upper Mission, Wilden, and Crawford Estates interface lots. Frameless glass on stainless standoffs also adds little combustible material. We can spec the guard to the property's FireSmart context.
