The project sequence
How a strata railing project actually moves
Strata railing replacements follow a specific workflow. Understanding the sequence helps councils plan the project and set resident expectations.
1. Initial consultation and site assessment. We visit the building, walk through typical units, review the existing railings, and discuss the scope with the strata council or property manager. This is typically a free consultation for serious projects.
2. Engineering engagement. A structural engineer, either one we work with or one the strata has already retained, produces the design spec, load calculations, and preliminary drawings. Building envelope consultant involvement is recommended for older buildings.
3. Test removal on representative units. Pulling the railing off 2 to 3 sample units reveals the real condition of the anchor points, membrane, and structural backing. This informs the real per-unit cost much better than visual inspection alone.
4. Detailed quote and project proposal. Based on the engineered scope and the test removals, we produce a detailed quote covering per-unit cost, total project cost, contingency, schedule, and resident communication plan.
5. Strata council and owner approval. The strata council reviews the proposal, presents it to owners if a special levy is required, and approves the project. This stage can take 2 to 6 months depending on building governance.
6. Fabrication. Full-building fabrication starts once the project is approved. Typical lead time is 8 to 16 weeks for a mid-sized building depending on scope and glass lead times.
7. Phased installation. On-site work begins with site setup and swing-stage rigging if required. Installation proceeds in phases of 4 to 8 units per week, with resident notifications going out 2+ weeks in advance of each phase.
8. Project close-out. Final walk-through, cleanup, documentation package for strata records, and any warranty items addressed.
