Structural Steel, Surrey

Why structural steel work in Surrey

Structural steel packages fabricated and installed from our C.W.B. certified Burnaby shop: beams, columns, frames, canopies, stair towers, mezzanines, and miscellaneous steel.

Surrey generates more construction volume than any city we serve except Vancouver, and the structural steel work spans the whole spread. At the institutional end, we have delivered metalwork at Surrey Memorial Hospital, the kind of site where submittal tracking, infection-control hoarding, and scheduled access windows are part of the scope, not an afterthought. On the commercial side, our work at Guildford Town Centre put us inside an operating retail environment, phased night work, protected public routes, and zero tolerance for an unfinished condition at opening time. The industrial stock in Port Kells and Bridgeview turns over mezzanine platforms, equipment support frames, and crane-served structures as tenants change. And the custom home market in South Surrey, Morgan Creek, and Elgin runs beam and column packages for large open-plan houses, with Crescent Beach and White Rock properties adding coastal exposure that moves exterior steel to hot-dip galvanizing. Our Burnaby shop is 30 to 50 minutes out depending on traffic, so Surrey scopes get planned deliveries rather than casual ones, full loads sequenced to the erection plan. Design loads are standard Lower Mainland numbers, a ground snow load around 1.6 kPa with Vancouver-zone seismic detailing per CSA W47.1. City of Surrey permits run 4 to 10 weeks depending on scope, and White Rock is a separate jurisdiction with its own building department, which matters if your project sits near the boundary.

Surrey has one of the most active custom home markets in Metro Vancouver, particularly in South Surrey, White Rock, and Morgan Creek. Our shop is 30 to 45 minutes from most Surrey sites depending on traffic. We work with custom home builders, architects, and homeowners across these neighbourhoods on staircase, railing, gate, and structural steel packages. Institutional clients include Surrey Memorial Hospital and SFU's Surrey campus.

Surrey context

Engineering and local factors for structural steel in Surrey

Surrey's climate, building stock, and permit process shape every structural steel project we deliver here.

Climate

1,200 to 1,500 mm annual rainfall

Design snow load for Surrey is roughly 1.6 kPa ground. Coastal exposure is moderate. Vancouver seismic zone, coastal exposure in Crescent Beach and White Rock. These are the numbers the engineer pulls when sizing steel for a structural steel here.

Permits

Surrey permit process

City of Surrey permits run 4 to 10 weeks depending on scope. White Rock has a separate jurisdiction with its own building department.

Local neighbourhoods

South Surrey, White Rock, Morgan Creek…

We work throughout Surrey, including South Surrey, White Rock, Morgan Creek, Elgin, Crescent Beach, Cloverdale, Panorama Ridge, Fleetwood. Most sites are a 30 to 50 minutes drive from our Burnaby shop.

Cost for Surrey

What drives structural steel cost in Surrey

Every structural steel scope is quoted per project against the drawings. These are the factors that move the number.

  • Tonnage and span, member sizes step up quickly once clear spans grow, and every other line item scales with the steel weight
  • Connection complexity, moment connections, seismic detailing, and delegated connection design add engineering and fabrication hours
  • Finish system, shop primer for enclosed steel, hot-dip galvanizing per ASTM A123 for exterior exposure, powder coat or intumescent coatings where specified
  • Engineering scope, whether connections are detailed by the engineer of record or delegated to the fabricator
  • Site access and erection conditions, crane positioning, lane closures, night-work windows, and laydown space
  • Schedule compression, acceleration is achievable but carries overtime, split deliveries, and priority finishing slots

For a Surrey-specific number, send drawings or a project description and request a quote. We price against documents, not from a rate table.

Process

How a structural steel project moves through our shop

1. RFQ and scope review. We price against the structural drawings and spec sections, and state assumptions and exclusions in writing. Residential quotes in 2 to 5 business days; commercial tenders within the tender window.

2. Shop drawings. Detailed 3D drawings of every member and connection. Anchor bolt and embed layouts release first so foundations are never waiting on steel.

3. Engineer review. Submittals tracked through the engineer of record and architect review cycle, with fast responses to review comments.

4. Fabrication. Steel cut, drilled, fit, and welded at our Burnaby shop under C.W.B. supervision to CSA W47.1, with mill certificate traceability.

5. Finishing. Shop primer, hot-dip galvanizing per ASTM A123, powder coat, or intumescent systems per the specification.

6. Delivery and erection. Steel sequenced to the erection plan, crane picks coordinated with the site, field connections bolted or welded by C.W.B. qualified crews, then inspection documentation at closeout.

Recent Surrey project notes

  • Beam and column packages for South Surrey and Morgan Creek custom homes are the core of our residential steel work here.

FAQs

Structural Steel questions from Surrey clients

Answers to the questions we hear most often from Surrey homeowners, architects, and GCs on structural steel projects.

What drives structural steel cost in Surrey?

Tonnage, span, and connection complexity set the base. In Surrey the multiplier is the site type: an occupied hospital or retail environment adds phasing, protection, and off-hours labour that a greenfield industrial site never needs, and the 30 to 50 minute haul from our Burnaby shop means deliveries are planned as full sequenced loads. <a href="/request-a-quote/">Request a quote</a> with your drawings and site conditions for a firm number.

How do Surrey building permits work for structural steel?

The City of Surrey requires building permits for structural work, with sealed engineering drawings, and processing runs 4 to 10 weeks depending on scope. One local wrinkle: White Rock is its own jurisdiction with its own building department, so a project near the boundary needs the right application in the right office. We have run permits through both.

Can you work inside operating facilities like hospitals and malls?

Yes, and we have. Our metalwork at Surrey Memorial Hospital ran under institutional site rules, and our Guildford Town Centre work went in around an operating retail environment with phased night work and protected public routes. Occupied-site steel is as much about sequencing and protection as it is about fabrication, and we price and plan it that way.

Do you build mezzanines for Surrey industrial units?

Regularly. The industrial stock in Port Kells and Bridgeview cycles through tenants, and a steel mezzanine is usually the fastest way to add floor area to a leased unit. We handle the engineering coordination, permit drawings, fabrication, and erection as one package, sized to the racking, loads, and sprinkler constraints of the space.

What loads and finishes apply to structural steel in Surrey?

A design ground snow load around 1.6 kPa and Vancouver-zone seismic detailing on all connections, welded to CSA W47.1 under C.W.B. supervision. Near the water in Crescent Beach and White Rock, coastal exposure moves exterior steel to hot-dip galvanizing per ASTM A123 rather than primer alone.

How does delivery from Burnaby work for a Surrey erection schedule?

At 30 to 50 minutes each way, we do not run casual half-loads. Steel is sequenced to the erection plan, trucked in full loads timed to crane picks, and anchor bolts and embeds ship early so foundations never wait. On phased scopes we hold finished steel at the shop and release it as the site is ready.
