Structural Steel, Langley

Why structural steel work in Langley

Structural steel packages fabricated and installed from our C.W.B. certified Burnaby shop: beams, columns, frames, canopies, stair towers, mezzanines, and miscellaneous steel.

Our largest single structural steel reference project in the Fraser Valley stands in Langley: we fabricated and erected the structural steel frame for St. Herman of Alaska Orthodox Church, a complete building frame delivered from shop drawings through erection. We have also delivered a multi-family steel structure build here, which matters because Willoughby is one of the fastest-growing multifamily corridors in the region and that construction needs steel packages, frames, stair structures, canopies, and miscellaneous steel, on repeat. Those two projects bracket the Langley market nicely: institutional and multifamily steel on the growth side, and on the other side a residential and rural mix that no other city we serve quite matches. Willoughby and Walnut Grove custom homes take beam and column packages for modern open plans. Acreage properties in Salmon River, Campbell Valley, and Otter District need shop and barn structures, equipment-rated frames, and long-span roofs. Fort Langley adds heritage-sensitive work. One administrative note we flag early: the City of Langley and the Township of Langley are separate jurisdictions with separate building departments, and rural Township properties can also require Agricultural Land Reserve review on top of the standard permit. Design loads are Lower Mainland standard, a ground snow load around 1.6 kPa with Vancouver-zone seismic detailing per CSA W47.1. The drive from our Burnaby shop runs 40 to 55 minutes, so deliveries are sequenced full loads timed to the erection plan.

Langley splits into the City of Langley (urban core) and the Township (suburban and semi-rural). Most of our custom residential work is in Willoughby and Walnut Grove, newer neighbourhoods with modern home styles that call for mono stringer stairs, glass railings, and canopy structures. Fort Langley and Campbell Valley have heritage and acreage properties with different metalwork needs, driveway gates, barn structures, and heritage-appropriate fabrication.

Langley context

Engineering and local factors for structural steel in Langley

Langley's climate, building stock, and permit process shape every structural steel project we deliver here.

Climate

1,300 to 1,600 mm annual rainfall

Design snow load for Langley is roughly 1.6 kPa ground. Coastal exposure is none. Vancouver seismic zone. These are the numbers the engineer pulls when sizing steel for a structural steel here.

Permits

Langley permit process

City of Langley and Township of Langley have separate building departments. Rural properties in the Township sometimes require Agricultural Land Reserve review on top of standard permits.

Local neighbourhoods

Langley City, Willoughby, Walnut Grove…

We work throughout Langley, including Langley City, Willoughby, Walnut Grove, Murrayville, Brookswood, Fort Langley, Aldergrove, Salmon River. Most sites are a 40 to 55 minutes drive from our Burnaby shop.

Cost for Langley

What drives structural steel cost in Langley

Every structural steel scope is quoted per project against the drawings. These are the factors that move the number.

  • Tonnage and span, member sizes step up quickly once clear spans grow, and every other line item scales with the steel weight
  • Connection complexity, moment connections, seismic detailing, and delegated connection design add engineering and fabrication hours
  • Finish system, shop primer for enclosed steel, hot-dip galvanizing per ASTM A123 for exterior exposure, powder coat or intumescent coatings where specified
  • Engineering scope, whether connections are detailed by the engineer of record or delegated to the fabricator
  • Site access and erection conditions, crane positioning, lane closures, night-work windows, and laydown space
  • Schedule compression, acceleration is achievable but carries overtime, split deliveries, and priority finishing slots

For a Langley-specific number, send drawings or a project description and request a quote. We price against documents, not from a rate table.

Process

How a structural steel project moves through our shop

1. RFQ and scope review. We price against the structural drawings and spec sections, and state assumptions and exclusions in writing. Residential quotes in 2 to 5 business days; commercial tenders within the tender window.

2. Shop drawings. Detailed 3D drawings of every member and connection. Anchor bolt and embed layouts release first so foundations are never waiting on steel.

3. Engineer review. Submittals tracked through the engineer of record and architect review cycle, with fast responses to review comments.

4. Fabrication. Steel cut, drilled, fit, and welded at our Burnaby shop under C.W.B. supervision to CSA W47.1, with mill certificate traceability.

5. Finishing. Shop primer, hot-dip galvanizing per ASTM A123, powder coat, or intumescent systems per the specification.

6. Delivery and erection. Steel sequenced to the erection plan, crane picks coordinated with the site, field connections bolted or welded by C.W.B. qualified crews, then inspection documentation at closeout.

FAQs

Structural Steel questions from Langley clients

Answers to the questions we hear most often from Langley homeowners, architects, and GCs on structural steel projects.

What drives structural steel cost in Langley?

Tonnage and span lead, and on Langley acreage work the spans are often the story, long-span shop and barn roofs put real weight in the members. Connection complexity, finish system, and the 40 to 55 minute haul from our Burnaby shop follow. Full-frame projects like a church or multifamily building are priced from the structural drawings with assumptions stated in writing. <a href="/request-a-quote/">Request a quote</a> and we respond with a firm scope.

Which building department handles my Langley steel permit?

It depends which Langley you are in. The City of Langley and the Township of Langley are separate jurisdictions with separate building departments, and most of the land area, including Willoughby, Fort Langley, and the rural south, is Township. Rural Township properties can also trigger Agricultural Land Reserve review on top of the building permit. We confirm jurisdiction at the first site visit.

Can you build a complete steel building frame in Langley?

Yes, and we have. The structural steel frame for St. Herman of Alaska Orthodox Church in Langley was a full-frame scope: shop drawings for every member and connection, C.W.B. certified fabrication at our Burnaby shop, and erection by our own crews. That project is the best single reference for what a complete frame package from us looks like.

Do you handle multifamily steel packages in Willoughby?

Yes. We have delivered a multi-family steel structure build in Langley, and Willoughby is exactly where that market is growing. Multifamily packages typically combine structural frames or transfer elements with stair structures, canopies, and miscellaneous steel, and we run the submittal, fabrication, and erection sequence to the construction schedule.

What about steel structures on Langley acreage properties?

Shop buildings, barn frames, and equipment-rated structures are a natural fit for the rural stock in Salmon River, Campbell Valley, and Otter District. Steel gives long clear spans and honest load ratings for equipment and storage. The design still needs a sealed engineered drawing, and ALR parcels may need an extra review step, both of which we coordinate.

What design loads apply to structural steel in Langley?

A design ground snow load around 1.6 kPa and Vancouver-zone seismic detailing on all structural connections, welded to CSA W47.1 under C.W.B. supervision. Long-span rural roofs are usually governed by snow and the spans themselves; your engineer of record sets the final values on the sealed drawings.
