Structural Steel Fabrication in Langley

Our largest single structural steel reference project in the Fraser Valley stands in Langley: we fabricated and erected the structural steel frame for St. Herman of Alaska Orthodox Church, a complete building frame delivered from shop drawings through erection. We have also delivered a multi-family steel structure build here, which matters because Willoughby is one of the fastest-growing multifamily corridors in the region and that construction needs steel packages, frames, stair structures, canopies, and miscellaneous steel, on repeat. Those two projects bracket the Langley market nicely: institutional and multifamily steel on the growth side, and on the other side a residential and rural mix that no other city we serve quite matches. Willoughby and Walnut Grove custom homes take beam and column packages for modern open plans. Acreage properties in Salmon River, Campbell Valley, and Otter District need shop and barn structures, equipment-rated frames, and long-span roofs. Fort Langley adds heritage-sensitive work. One administrative note we flag early: the City of Langley and the Township of Langley are separate jurisdictions with separate building departments, and rural Township properties can also require Agricultural Land Reserve review on top of the standard permit. Design loads are Lower Mainland standard, a ground snow load around 1.6 kPa with Vancouver-zone seismic detailing per CSA W47.1. The drive from our Burnaby shop runs 40 to 55 minutes, so deliveries are sequenced full loads timed to the erection plan.

1. RFQ and scope review. We price against the structural drawings and spec sections, and state assumptions and exclusions in writing. Residential quotes in 2 to 5 business days; commercial tenders within the tender window.

2. Shop drawings. Detailed 3D drawings of every member and connection. Anchor bolt and embed layouts release first so foundations are never waiting on steel.

3. Engineer review. Submittals tracked through the engineer of record and architect review cycle, with fast responses to review comments.

4. Fabrication. Steel cut, drilled, fit, and welded at our Burnaby shop under C.W.B. supervision to CSA W47.1, with mill certificate traceability.

5. Finishing. Shop primer, hot-dip galvanizing per ASTM A123, powder coat, or intumescent systems per the specification.

6. Delivery and erection. Steel sequenced to the erection plan, crane picks coordinated with the site, field connections bolted or welded by C.W.B. qualified crews, then inspection documentation at closeout.
