Vancouver has more custom steel fabrication demand than any other city in BC. The construction pipeline runs from $5M custom homes on the West Side to $500M mixed-use towers in the Cambie corridor, and almost every project on that spectrum needs custom metalwork. Vancouver project types we fabricate for

Custom residential

West Side neighborhoods — Point Grey, Kitsilano, Kerrisdale, Shaughnessy, Dunbar, Arbutus — drive most of the high-end custom home construction in Vancouver. The metalwork these projects need is consistent: a feature staircase (usually mono stringer or floating), exterior gates, glass railings, and structural steel for cantilevered roofs and large openings. Budget bands are wide because the homes are.

Multi-family and mixed-use

The Cambie corridor, Mount Pleasant, Olympic Village, and the Broadway corridor (driven by the Broadway Subway extension) are all in active multi-family construction. The metalwork on these projects skews toward commercial scope: glass and stainless railing packages, structural steel for podium levels and amenity spaces, and miscellaneous metals across the building. Coordination is the differentiator — these projects have architects, engineers, and GCs who all need responsive shop drawing submissions.

Commercial and institutional

Downtown Vancouver, the False Creek flats, and the institutional core (UBC, VGH, Children\'s Hospital area) generate ongoing commercial and institutional metalwork demand. Restaurant, retail, and tenant improvements

A consistent stream of work — restaurants in Yaletown, Mount Pleasant, and Gastown; retail buildouts; office TIs across downtown. The metalwork is usually small in scope but high in finish quality: custom railings, partition frames, exposed structural elements, decorative metalwork. Schedule is tight on these jobs and finish quality matters.

  • Seismic engineering: Vancouver is in a high seismic zone. Structural connections have to be designed for earthquake loading, which affects bolt specs, weld procedures, and member sizing.
  • Climate exposure: 1500+ mm of rain a year. Exterior steel needs hot-dip galvanizing or upgraded coating systems. Salt air on coastal sites adds another layer.
  • Permit and inspection process: City of Vancouver building permits require detailed structural documentation. We produce shop drawings that match what the permit reviewers expect to see.
  • Sustainability requirements: Step Code and the City of Vancouver Zero Emissions Building Plan are pushing structural and envelope details that affect metalwork — thermal breaks at structural penetrations, embodied carbon tracking, recycled steel content.

Project coordination and quoting

For Vancouver projects, the quoting process is the same as everywhere else: send drawings, sketches, photos, or a description. We respond in 2–5 business days for residential scopes and provide formal quotes during commercial tender phases. Shop drawings are produced within 1–3 weeks of award, depending on scope. For projects with tight Vancouver site logistics, we plan installation around traffic management, permit windows, and crane requirements.

Mix of new infill, heritage restoration, and small commercial work. Some character-home renovations call for metalwork that matches existing profiles.

Do you handle Vancouver permit requirements?

Yes. We routinely produce shop drawings and engineering coordination documentation that City of Vancouver building permit applications require. For structural steel work, we coordinate directly with the project engineer to ensure stamped drawings match the fabricated assembly.

We hold all required business licensing for fabrication and installation work in the City of Vancouver and surrounding municipalities. We carry full liability insurance and are in good standing with WorkSafeBC.

How does Vancouver's seismic code affect steel fabrication?

British Columbia is in a high seismic zone, and the BC Building Code requires structural steel connections to be designed for earthquake loading. That affects bolt specifications, weld details, and member sizing — everything has to handle cyclic loading, not just static. CWB CSA W47.1 certification covers the welding side; the structural engineer handles the design side.

Do you work on projects in downtown Vancouver with tight site access?

Yes. Downtown projects are a regular part of our work. Tight sites affect delivery (coordinated drop-off windows, traffic management), crane access (permit planning, tower crane coordination), and installation scheduling (noise restrictions, after-hours work sometimes required). We plan these constraints into the project from day one so the GC isn't scrambling at installation time.

What Vancouver neighborhoods do you work in most often?

On the residential side: Point Grey, Kitsilano, Kerrisdale, Shaughnessy, Dunbar, West Side, and the Arbutus corridor. On the commercial side: downtown, Olympic Village, Mount Pleasant, Cambie corridor, and the False Creek flats. Our Burnaby shop is within 15–30 minutes of most of these areas.

Can you coordinate with City of Vancouver building inspectors directly?

For structural work, coordination with building inspectors usually happens through the GC and the project engineer, not directly through the fabricator. We provide the documentation (shop drawings, weld test reports, material certifications, CWB certification) that the inspector needs to approve the work. On request, we can attend inspections in person.

Do you supply material certifications for Vancouver permit applications?

Yes. Mill test reports for structural sections, certifications for fasteners, finish certifications (galvanizing certificates, powder coat spec sheets) — all provided as part of closeout on commercial work and on request for residential work where the permit application requires it.

How do Vancouver Step Code and Zero Emissions Plan affect metalwork?

The Vancouver Zero Emissions Building Plan and BC's Step Code are pushing more stringent thermal and envelope performance on new construction. For metalwork, the main implications are thermal breaks at structural penetrations (steel beams passing through the building envelope have to be designed to minimize thermal bridging) and embodied carbon tracking (some projects require carbon accounting for structural materials including steel). We've worked on projects that have addressed both.

Can you fabricate to match existing metalwork on heritage Vancouver buildings?

For some projects, yes. Matching existing wrought iron on heritage Vancouver homes and buildings (particularly in the West End, Mount Pleasant, and Strathcona) requires careful documentation of existing profiles, materials, and finishes. We've done this kind of work on select projects. For extensive heritage restoration scopes, a specialist restoration shop is sometimes a better fit.

How far in advance should I book a fabrication slot for a Vancouver project?

For most residential projects, 4–8 weeks of lead time gives us room to plan shop drawings, procure materials, and fit fabrication into our schedule. For commercial projects, the timeline is driven by the GC's construction sequence — usually the fabricator is awarded 8–16 weeks before the installation date. If you have a firm installation deadline, call as early as possible so we can confirm we can meet it.

Do you do demolition or removal of existing metalwork?

For projects where we're replacing existing metalwork, yes — we handle the removal as part of the scope. For standalone demolition (tear-out of old railings, gates, stairs without replacement), we can do it but it's not a service we promote. Most standalone metalwork removal is handled by the GC's demolition sub.
